How a February Snowstorm Unlocked KESKUS’ Madison Avenue Footprint

In 2014, long before groundbreaking ceremonies and architectural renderings brought the KESKUS International Estonian Centre into public view, the project was still an ambitious concept facing the dense, highly competitive reality of downtown Toronto real estate. The story of how land next door to Tartu College was acquired involves sharp commercial strategy, negotiations, and a winter storm.

During the KESKUS “Veidi veel” unveiling event on August 20th, 2026, community member Toomas Kütti recalled the initial search for a suitable site. At the time, Kütti and lead architect Alar Kongats were exploring potential leads across the city, including what was then the Tengye Ling Tibetan Buddhist Temple at 11 Madison Avenue. Kütti, who had been involved with the Eesti Maja Tulevik (Future of Toronto’s Esto House) project since 2007, was then Director and Treasurer at The Estonian Foundation of Canada. The Foundation was seeking replacement office space in anticipation of redevelopment along Broadview Avenue.
